CONSTRUCTION TECHNICAL SUPERVISION

    Construction Technical Supervision secures inspection and supervisory services directly on your construction site. It consists of a variety of activities, such as handover and takeover of the construction site, quality control and its compliance with norms and standards, budget and cost control, keeping watch over the construction time schedule, checking fulfilment of the building permit or other administrative permits, conducting site meetings, managing handover procedures, listing defects (snag lists) and writing non-conformity reports, then subsequently monitoring their remedy, testing and commissioning, and coordinating the start of operation.

    Construction Technical Supervision is provided by our skilled personnel, who have long-term experience in every branch of the construction business. We also supervise water management projects and infrastructure works. We offer supervisory services during the project preparation stage to cover all aspects, from design management and design coordination, through the coordination of permitting processes.

SAFETY LABOUR COORDINATOR ON SITE

    We offer qualified Occupational Health and Safety Coordinator services on your construction site. In addition, we can notify the relevant authorities (the County Labour Inspectorate) of the upcoming works, create, revise and maintain a comprehensive OSHP Plan, coordinate contractors throughout every step of the construction process, perform regular site inspections of the construction works, including verifying compliance with protocols and taking jobsite photos, and conduct regularly-scheduled coordinator site meetings.

TECHNICAL DUE DILIGENCE SERVICES

    Technical Due Diligence is a process that includes performing an objective inspection and evaluating the technical condition of a property. Whether you are an investor, a developer, a corporate organization, a landlord, a tenant, a property manager or a seller, having comprehensive knowledge of the actual condition of your target property allows you to identify technical risks and defects that are hidden from plain sight, which will help you to assess what impact these deficiencies may have on the operating costs and useful lifetime of the property.

    Our high level of technical expertise enables us to review and assess a property’s actual technical condition, outline a cost estimate to remove defects, create investment budgets to make potential renovations and reconstruction works, perform CAPEX calculations, review statutory permits and approved design documentation, review compliance of the property’s actual usage, weigh the impacts of neighbouring properties and infrastructure, and review contractual warranties.

    Besides building defects such as structural defects or insufficient insulation against underground water, there we are able to identify defects associated with mechanical and electrical works, as well as with technological works, which often represent over 50% of the value of a property. Our greatest advantage is our ability to properly evaluate not only individual branches of ME, but also to consider how each might affect the entire ME system and to asses a property’s compliance with valid legislation with a special focus on fire safety and occupational health safety.

    As a part of the TDD process, we can provide an energy usage audit, an assessment of ecological loads, an evaluation of environmental risks, the occurrence of any deleterious or hazardous materials (asbestos), assess the flood risk, and review of the condition and history of the property’s facility management.
